Although only a couple of weeks into the New Year, the past few days have been significant for the property sector.
In terms of 2021, despite lockdown restrictions there is activity in the residential sales market although at a lower level compared to recent months. We are encouraged by the fact that Rightmove has recorded its busiest ever start to a New Year, with visits to its site up 30% on the same time period in 2020, and people contacting estate agents about a property to buy is 11% higher than at the start of 2020.
Keeping business moving
As the property sector has been deemed an essential business by the government due to the value to the economy, we remain fully open, can arrange viewings, and we can still get sales through. The average time a sale takes to complete has significantly increased, so bear this in mind.
Moving home during lockdown
For those moving during lockdown, house moves are still permitted, subject to taking precautions to stopping the spread of the virus. Please do note though that people outside of your household or support bubble should not assist with the move unless absolutely necessary.
At the time of writing if you have exchanged contracts and have a completion date, your move can still proceed on your completion date and you’re under legal obligation to do so.
If you are hoping to exchange contracts shortly you can still do so during lockdown, but please bear in mind the move may be delayed if someone within the chain tests positive or has to self-isolate.
